Prajakta Mali Buys Rs 6.42 Crore Luxury Apartment in Goregaon’s Oberoi Exquisite, Takes Rs 5.78 Crore Home Loan

Mumbai: Marathi actress Prajakta Mali has purchased a luxury apartment in Mumbai’s Goregaon East for Rs 6.42 crore, adding another high-value property transaction to the city’s growing list of celebrity real estate deals.

According to property registration documents accessed by CRE Matrix, Mali bought the apartment in Oberoi Exquisite, a premium residential development in Goregaon East. The transaction was registered on August 12, 2026.

The apartment is situated on the 28th floor of Tower C and has an approximate carpet area of 996 sq ft. The property also includes a tandem car-parking space measuring around 240 sq ft, according to the sale deed.

Mali purchased the apartment from Noor Khan and Yusuf Ali Khan.

Prajakta Mali pays Rs 32.12 lakh in stamp duty

The sale deed records the purchase consideration at Rs 6.42 crore. In addition to the property price, Mali paid approximately Rs 32.12 lakh in stamp duty and Rs 30,000 in registration charges, as stated in the registration documents.

The purchase comes at a time when premium residential properties in Mumbai continue to attract significant interest from celebrities and high-net-worth buyers.

Prajakta Mali takes Rs 5.78 crore housing loan

A substantial portion of the property purchase has been financed through a home loan.

According to the documents, Mali secured a Rs 5.78 crore housing loan from Indian Bank. The loan was sanctioned on July 28, 2026, ahead of the registration of the property transaction.

The loan amount represents roughly 90 per cent of the apartment’s Rs 6.42 crore purchase price. Based on these figures, the remaining purchase consideration would be funded by Mali, in addition to the applicable stamp duty, registration charges and other associated costs.

The exact terms of the loan, including its interest rate and repayment tenure, were not stated in the information available for this transaction.

Oberoi Exquisite has seen celebrity property deals

Prajakta Mali’s purchase adds to the history of high-profile property transactions at Oberoi Exquisite.

Amitabh Bachchan was linked to two apartment sales at the development in October and November 2025. The two properties were reportedly sold for Rs 6 crore each, taking their combined transaction value to Rs 12 crore.

Each of Bachchan’s apartments reportedly had a carpet area of around 1,820 sq ft and came with two parking spaces. Property registration data accessed by CRE Matrix indicated that the actor had acquired the two apartments in 2012 for a combined Rs 8.12 crore.

The subsequent sale value represented an estimated return of about 47 per cent over the period, based on the reported purchase and sale figures.

Ranveer Singh has also been associated with property transactions at the Goregaon East development. In 2023, the actor reportedly sold two apartments there for approximately Rs 15.24 crore and Rs 15.25 crore, respectively.

The two apartments had carpet areas of around 1,324 sq ft each. Singh had reportedly purchased them in 2014 for approximately Rs 4.64 crore per apartment.

Prajakta Mali joins the celebrity property trail

Mali’s latest purchase places her among the celebrities associated with high-value transactions at Oberoi Exquisite. Her apartment is considerably smaller in carpet area than some of the properties involved in the earlier celebrity deals, but its Rs 6.42 crore purchase price reflects the premium commanded by luxury residential real estate in Goregaon East.

The transaction also highlights the significant role of housing finance in Mumbai’s premium property market, with Mali financing most of the purchase price through an Indian Bank home loan.

The registration documents provide the key details of the transaction, including the apartment’s location within Tower C, its carpet area, parking provision, purchase price and financing arrangement.
