Actress and entrepreneur Parul Gulati has candidly shared that the rental income from her luxury Airbnb property in Goa has not lived up to her early expectations. Speaking during a recent podcast appearance, Gulati reflected on how the vacation rental market has changed over the past few years and admitted that her initial projections were overly optimistic.
A Different Reality Than Expected
When discussing her Goa property in an earlier podcast appearance, Gulati had confidently estimated that her two-bedroom villa could earn around ₹40,000–₹45,000 per night through short-term rentals.
Now, after gaining first-hand experience as a property owner, she says the business has proven far more complex than she initially imagined.
According to Gulati, her luxury villa—Malkin House, located in Nerul, Goa—is currently being rented for approximately ₹11,000 per night, a significant difference from her earlier expectations.

Explaining what changed, Gulati said she underestimated several important factors that influence vacation rental income.
She pointed to the rapid increase in the number of premium villas entering the market, making competition much stronger than it was when she first evaluated the investment.
She also acknowledged that she had not fully considered the impact of peak travel seasons and off-season demand, both of which play a major role in occupancy rates and nightly pricing.
Her comments highlight the learning curve many first-time property investors experience when entering the hospitality sector.
Luxury Rentals Face Growing Competition

For investors, occupancy rates, seasonal demand, operating costs, maintenance expenses, and marketing have become just as important as the property’s location.
Regulatory Attention on Homestays
The growth of short-term rentals has also attracted greater regulatory attention.

An Honest Lesson in Entrepreneurship
Beyond acting, Parul Gulati has built a successful entrepreneurial career through her hair extension brand Nish Hair. Her willingness to openly discuss both business wins and setbacks has resonated with many aspiring entrepreneurs.
Her latest remarks serve as a reminder that real estate investments—particularly in the short-term rental market—can be influenced by changing market conditions, competition, and seasonal demand.
While her Goa villa may not currently generate the income she once anticipated, Gulati’s candid reflections offer valuable insight into the realities of running a hospitality business rather than relying solely on optimistic projections.
