Nayanthara and Vignesh Shivan Invest in Premium Chennai Property

South Indian film star Nayanthara and filmmaker Vignesh Shivan have reportedly purchased a luxury duplex apartment in Chennai for approximately ₹31.5 crore, according to property registration documents.

The upscale residence is located in Poes Garden, one of the city’s most prestigious residential neighbourhoods.

Duplex Apartment in Luxury Project

The property is part of a premium residential project called Legacy, situated in Teynampet.

The couple’s duplex spans the fourth and fifth floors of the building and has a built-up area of around 14,369 square feet, with an associated land share of about 5,308 square feet.

Based on the reported transaction value, the price works out to roughly ₹21,946 per square foot.

Ownership Details and Registration

Records indicate that the property sale was registered on December 15, 2025, with Landmark Metro Projects Private Limited listed as the seller.

The ownership structure shows Nayanthara holding a 90% stake, while Vignesh Shivan owns the remaining 10%.

The residence also includes eight covered parking spaces in the building’s stilt parking area, reflecting the scale of the luxury property.

A Neighbourhood Known for Famous Residents

Poes Garden has long been associated with prominent public figures.

The area is home to legendary actor Rajinikanth, and it was also the longtime residence of former J. Jayalalithaa, who served as Chief Minister of Tamil Nadu.

Because of its exclusivity and central location, the neighbourhood remains one of the most sought-after residential areas in Chennai.

Nayanthara’s Other Properties

Nayanthara is known to own multiple properties across India.

Apart from her new Chennai residence, reports suggest she has homes in Hyderabad and Kerala. The actor is also believed to own two houses in Banjara Hills, Hyderabad, each reportedly valued at around ₹15 crore.

Real estate experts note that Chennai’s housing market has seen steady growth in recent years.

Industry reports suggest that residential property prices in the city increased by around 7% in 2025, reflecting strong demand for premium homes in prime locations.
