Nayanthara buys ₹31.5 crore luxury duplex apartment in Chennai’s Poes Garden

South Indian superstar Nayanthara and filmmaker husband Vignesh Shivan have reportedly purchased a luxury duplex apartment in Chennai’s elite Poes Garden neighbourhood for ₹31.5 crore.

According to property registration documents accessed through real estate analytics platform Zapkey, the high-value transaction was officially registered in December 2025.

Inside the luxury Poes Garden property

The duplex apartment is located in the ‘Legacy’ residential project in the upscale Poes Garden locality of the Chennai city area of Teynampet.

The home occupies the fourth and fifth floors of the building and offers a super built-up area of about 14,369 square feet. Documents show that the property also includes an undivided land share measuring 5,308 square feet.

Based on the registered transaction value, the property was acquired at roughly ₹21,946 per square foot.

The sale deed lists Landmark Metro Projects Private Limited as the seller. The purchase agreement indicates that Nayanthara holds a 90% ownership share, while Vignesh Shivan owns the remaining 10% of the property.

The residence also includes eight reserved covered parking spaces in the building’s stilt parking area.

A prestigious neighbourhood in Chennai

Poes Garden is widely known as one of Chennai’s most exclusive residential areas. The locality is home to several prominent personalities, including veteran actor Rajinikanth and former Tamil Nadu Chief Minister J. Jayalalithaa.

The area has long been associated with luxury residences and high-profile homeowners.

Nayanthara’s expanding property portfolio

Reports suggest that Nayanthara owns multiple properties across major cities including Chennai, Hyderabad, and locations in Kerala.

Her ancestral home in Kerala is believed to be among the most luxurious residential properties in the state. In Hyderabad, the actor is also said to own two houses in the upscale Banjara Hills neighbourhood, each reportedly valued at around ₹15 crore.

Celebrity real estate deals have frequently made headlines in recent years. In 2024, actor Dhanush also attracted attention after purchasing a lavish bungalow worth around ₹150 crore in Poes Garden.

Chennai property market trends

According to a report by Knight Frank India, residential property prices in Chennai continued to rise steadily in 2025.

Average housing prices in the city increased 7% year-on-year, reaching approximately ₹5,135 per square foot. The growth has been largely driven by employment-led housing demand from the IT sector and global capability centres, along with improved connectivity and metro infrastructure.

Analysts note that Chennai’s housing market remains relatively stable compared with other major metros, with price appreciation largely supported by end-user demand rather than speculative investment.
