Nayanthara purchases luxury duplex in Chennai’s Poes Garden for ₹31.5 crore

South Indian superstar Nayanthara and her husband Vignesh Shivan have added a new luxury property to their portfolio with the purchase of a lavish duplex apartment in Chennai’s prestigious Poes Garden neighbourhood.

According to property registration documents accessed by Zapkey, the couple acquired the property for approximately ₹31.5 crore, reinforcing their interest in one of the city’s most exclusive residential areas.

Details of the luxury property

The duplex apartment is located in the ‘Legacy’ residential project in the Teynampet area of Chennai, occupying the fourth and fifth floors of the building.

Documents show the property features a super built-up area of 14,369 sq ft, along with an undivided land share of 5,308 sq ft. Based on the transaction value, the property price works out to roughly ₹21,946 per square foot.

The sale deed was officially registered on December 15, 2025, with Landmark Metro Projects Private Limited listed as the developer and seller.

Ownership details indicate that Nayanthara holds 90% of the property, while Vignesh Shivan owns the remaining 10% stake.

The upscale residence also includes eight reserved covered parking spaces, highlighting the scale and exclusivity of the property.

Poes Garden: Chennai’s elite address

Poes Garden is widely regarded as one of Chennai’s most prestigious neighbourhoods, known for housing influential personalities and celebrities.

The locality has long been associated with prominent figures such as superstar Rajinikanth and former Tamil Nadu Chief Minister J. Jayalalithaa.

The recent purchase adds to a series of high-profile property transactions in the area. In 2025, actor Dhanush reportedly made headlines after buying a ₹150 crore bungalow in the same locality.

Expanding real estate portfolio

Nayanthara is already known to own multiple luxury properties across Chennai, Hyderabad and Kerala.

Reports suggest she has two houses in Hyderabad’s upscale Banjara Hills, each valued at around ₹15 crore, while her ancestral residence in Kerala is also considered among the region’s most luxurious homes.

The actress has not publicly commented on the latest property acquisition.

Chennai property market on the rise

According to a Knight Frank India report, Chennai’s residential property market witnessed steady growth in 2025, with average housing prices rising by about 7% year-on-year to ₹5,135 per square foot.

The report attributes the growth to strong demand from IT and global capability centre (GCC) employees, improving infrastructure, and stable rental yields, which continue to drive the city’s real estate sector.
